What cookies are
Cookies are small text files stored on your device when you visit a website. They let the site remember things between page loads — for example, that you dismissed a notice, kept a search filter, or allowed analytics. This site also uses the browser's local storage to remember your cookie consent choice; this policy uses the word "cookies" to cover both.
The two categories we use
This site uses only two categories of cookies. There are no advertising, profiling, or cross-site tracking cookies anywhere on the site.
1. Strictly necessary (essential) cookies
These are required for the site to function. They enable page navigation, basic security, the guides search and its shareable URL filters, and submitting the inquiry contact form. Essential cookies cannot be switched off in our preference center because the site would not work without them. You can still block all cookies through your browser settings, but some features may not behave as expected.
Examples: remembering that you have already responded to the consent banner; preserving an active neighborhood comparison filter when you return to that page.
2. Analytics cookies (opt-in)
With your permission, we use analytics cookies to measure aggregate page views and to understand which editorial guides visitors find most useful. Analytics is off by default and only activates after you choose "Accept all" or enable it in the preference center. Analytics data is aggregate, is never used for advertising, and is never sold or shared for advertising purposes.
Purpose of each cookie
- Consent record — remembers that you have seen and answered the consent banner so we do not ask you again until the policy changes.
- Search and filter state — keeps your keyword search and filter selections on the guides hub and the neighborhood comparison page so they can be shared and restored.
- Performance and security — standard technical logs (such as browser type and pages visited) collected by our hosting provider to keep the site secure and performant.
- Analytics (opt-in only) — aggregate measurement of page views and guide popularity to help us improve the editorial content.
Retention
Your consent choice is kept in this browser's local storage until you withdraw it or until a new cookie policy version is published, at which point you will be asked to choose again. Essential cookies are cleared when you close your browser (session cookies) or when you clear your browser data. Analytics cookies, when enabled, are retained only for the short period needed to produce aggregate reports and are then discarded.
Third-party services
Our hosting platform processes standard technical logs needed to serve and secure the site. When you enable analytics, an analytics provider may set its own cookies to measure aggregate traffic. We do not allow advertising cookies or cross-site ad tracking through this site, and advertising storage is always signaled as denied in our consent signal.
Managing and withdrawing consent
You are always in control of your cookie preferences. You can:
- Open the Cookie Preferences link in the site footer at any time to review your current choice and change it.
- Choose Essential only to disable analytics cookies immediately.
- Use the Withdraw consent button in the preference center to erase your stored choice — only strictly necessary cookies remain in use afterward.

Browser controls
Most browsers let you view, block, or delete cookies in their settings. Blocking all cookies will not stop you from reading the editorial content on this site, but features such as the contact form and saved search filters may not work as intended.
Changes to this policy
We may update this Cookie Policy if we add or change the cookies we use or to reflect legal requirements. When we do, we publish a new policy version on this page. A new version automatically re-prompts you so you can review and confirm your choice.
